How To Win A Multiple Offer Situation
“Price matters, but it is not everything. Have your agent talk to the listing agent and find out what the seller actually cares about. then build your offer around that.”
- Nelson Barss
Good homes that are priced right are still getting multiple offers. It is not as crazy as it used to be, but when the right house hits the market, competition shows up. At that point, it is not about luck. It is about having a solid plan.
I break it down into three parts: be ready, structure your offer right, and make sure it is presented well.
First, be ready. A real pre-approval matters. Not a quick estimate, but one where your lender has actually reviewed everything so you can move fast. Also make sure you are working with real numbers, not rough online estimates that leave out taxes and insurance.
Second, structure your offer the right way. Price matters, but it is not everything. Have your agent talk to the listing agent and find out what the seller actually cares about. Then build your offer around that. Things like earnest money, appraisal terms, inspections, and timing can make a big difference without raising your price.
Third, make sure your offer is clear. A strong offer can still lose if it is not explained well. A simple summary and good communication from your agent and lender can build trust and confidence.
If you want to win, do not rely on price alone. Be prepared, be strategic, and make it easy for the seller to say yes. For more, check out our Homebuyers Quest podcast.
